What are the benefits to retiring to Belize?
Belize offers the Qualified Retired Persons (QRP) program to provide incentives to foreigners retiring to the country. You don't have to be retired or even retirement age to take advantage of the program. You must be age 45 or older, have a monthly income of at lease $2,000 and comply with several other minor requirements. You are only required to live in Belize for one month of the year. For details on the program are available at www.belizeretirement.org. The site is hosted by the Belize Tourism Board, which administers the QRP program.

What types of financing are available?

Where is the closest bank?
The closest banks are in Corozal, 15 miles from Orchid Bay. Atlantic Bank and Belize Bank both have branches with ATMs in Corozal.

What obligations do we have to build within a specific timeframe?
You are not required to build within a specific time period.

Do you know what prices will be in the future?
No one can supply a completely accurate answer to this question.

We can tell you:

  • As ease of access and infrastructure in the surrounding area improves, Orchid Bay is transitioning from development to community pricing.
  • Additional increases can be expected as construction and sales milestones are reached.
  • Belize is experiencing remarkable growth and none of the real estate market stagnation currently affecting the US market.

When will Phase II begin?
Phase II will not be available for purchase until Phase I is sufficiently developed. This schedule is part of our commitment to safeguarding the investment of our Phase I property owners and ensuring Orchid Bay develops in a genuine and sustainable manner.

Our vision for Orchid Bay is one where community drives development and not the reverse order. This vision sets Orchid Bay apart from other New Urbanist communities, ultimately making it a better place to live and play.

Is there a waiting list for Phase II properties?
To date, there is no waiting list for Phase II. Orchid Bay investors and Phase I property owners will be given an opportunity to purchase Phase II properties before it is made available to the public. The best way to ensure you can buy a Phase II property is to purchase in Phase I.

How do I make arrangements to visit Belize and Orchid Bay?

How large is Orchid Bay and how many phases are planned?
Orchid Bay covers 115 acres. The site design includes three phases consisting of 162 lots.

How big are the lots?
Lots range in size from approximately 1/2 acre (Wild Orchid Way) to about 1/8 acre (Ceiba Horse Field). The community is designed to be walk-able. With the town center centrally located, it is no more than 1/4 mile or approximately a 5 minute walk from any given location within the development.

Who is the builder, what is their background and references?
The builder is Frank Kohlmann. Frank has decades of construction experience in the Americas. Also, one of our founders Phil Hahn has over 20 years experience in residential design and coastal development.

What assurances does the buyer have that the individual home and project are completed?
The construction is managed using a draw schedule. Payments are due when pre-identified construction milestones are met.

What are ownership rights and taxes in Belize relative to foreigners?
Foreigners have the same rights as Belizeans regarding land ownership. Title is conveyed in a land certificate and it in a free and clear title. Title insurance is available. Taxes increase after a structure is built, but remain comparatively low.

What types of activities will you have for families with children?
Orchid Bay is designed to be a family friendly community. Many of the onsite activities are water related: swimming, boating, fishing, etc. The beautiful and historic Cerros Maya Ruins and Butterfly Breeding Center at Shipstern Reserve are just a few miles away. An equestrian center is included in the site plan. If you want to see a movie, visit a museum or spend time at the mall, all of these are available in the nearby city of Chetumal, Mexico.

How safe is the area?
The location of Orchid Bay on the northern coastline of Belize is quite safe. Orchid Bay is between two small villages. Chunox (1000 people) and Sarteneja. In a place where everyone knows everyone else, crime is rare. Currently, a caretaker lives on site. As development progresses, a security/patrol service is planned. Ultimately, scope of security will be planned and provided for by the Home Owner’s Association.

Will I be able to lease or rent my home?
Property management services will be available for rental management and property maintenance.
